Application for Certificate of Occupancy
No person shall occupy or permit the occupancy of any structure or portion thereof prior to obtaining a Certificate of Occupancy issued by the Building Commissioner. The purpose of the Certificate of Occupancy is to ensure that the building is safe and suitable for its intended use. Occupying a building without this permit is a violation of municipal regulations and may result in penalties, fines, or legal action. Therefore, property owners and tenants must obtain the required occupancy permit before any use or habitation of the premises.
New Online Permitting System
As of January 2, 2026, the City of Beachwood Building Department launched a new online permitting system called Clariti. This system will make it easier and more convenient for residents, contractors, businesses, and the public to apply for and manage permits online. We appreciate your patience and cooperation as we transition to this new system.
How to Apply Online
- Visit the Clariti Portal
- Create an account or log in to your existing account.
- Select the appropriate submission type for your application.
- Follow the step-by-step instructions provided in the portal.
- Review your application carefully to ensure all required information and documents are complete before submitting.
How to Apply by Form
If you are unable to use the online portal, please submit a completed Occupancy Application to the Beachwood Building Department by email, mail or in-person during regular office hours.
RITA Business Registration Information
All information pertaining to a new business taxpayer must be remitted on RITA Form 48. In order for RITA to create an account in RITAX, information requested on the business registration form must be completed in its entirety and submitted to the Regional Income Tax Agency.
